Tiny House Considerations

If you have decided to build your own tiny house, it can be one of the most rewarding experiences of your life.

The Right Size for You?

There is a fact finding mission that everyone goes through when they are starting out looking to go tiny. During this search, most people’s idea of what size they want their house to be changes a couple of times. There are some pros and cons to the different sizes that are out there. Here are some of items to look over when considering your tiny house size.

Family Size

I know that this seems like a no brainer, but if you have two kids, they are going to need their own sleeping space. Two bedroom tiny houses are becoming more and more expensive, but you can consider putting in sleeping capsules.

Paraphernalia

You will want to make sure the home is big enough for your stuff. This can be hard since your ideas of what you need will surely change after your move. We’ve witnessed it over and over where people are concerned they are going to have enough room and then end up not needing it. The things they thought they just couldn’t live without end up not being as important.

But the desire for some things likely aren’t going to change. For instance, you’re not likely to decide that you don’t want a washer and dryer after the move. Or that you wished you had a smaller couch. So, make a list of some of the larger items you’ll want and add them to a drawing at scale. This can really help in deciding the length of your house.

Modular for Resale

As the tiny house movement continues to grow there are more and more people turning over their house. Whether they are just interested in building a new house to make what they have better or they are planning to build for others, think about what would resale. The most popular models are Modular.

Bigger isn’t always better for everyone and neither is going really, really tiny. Knowing what your goals are, truly going over what stuff you need to take with you, and doing a headcount of the kids and pets are just some of the things you need to do before building or buying your tiny house.

12 TIPS WHEN BUYING SLEEPING PODS…

Not all sleeping Ppods are created equally – We know!

PRICING. Our experience means you’ll get the best quality/price combination. (Note Podular offers bulk discounts and free consulting service in order to get the best overall outcomes [i])

LEAD TIMES normally 25 – 30 days + delivery

FREE SHIPPING We provide a delivered price including insurance (CIF).

BULK SHIPPING CAPACITY

  1. 40′ HQ capacity: 44 single Pods (single beds
    in kit form)
  2. 20′ capacity: 20 single Pods (single beds
    in kit form)

INSTALLATION
We’ll provide an easy to understand installation video. As an indication, 3 semi-skilled people could install 4 Pods in a day. Podular offer a free onsite assembly engineer anywhere in the world: just pay for accommodation, flights/travel/visa and food for the assembly expert/s.

EXTRA PANELS
Sleeping Pods generally join together or sit against a wall, but not always. Our sleeping Pods include only one side panel and no back panel for this reason. We strongly advise having a floor-plan completed by an architect (or Podular) before ordering to determine if you need extra side panels and back panels for your project.

PODS CAN BE DELIVERED ASSEMBLED, but there are some notable challenges:

  • Weight (170kg approx.) is challenging.
  • There’s a risk the glass components may break during shipping
  • Freight costs more

WARRANTY Podular offers a full parts warranty for 1-year. This does not include shipping costs.

FIRE RATING STANDARDS

We highly recommend VO, which costs a little more but provides peace of mind and meets standards in most countries such as Australia where we reign. The 3 fire rating standards:

  1. ABS (No Rating)
  2. V2
  3. VO

SOUND-PROOF MODELS Whilst we can provide soundproof models, we don’t recommend this option. It’s not only cost prohibitive @ approximately USD$500 extra per Pod, but does not seem to make much difference. After all, Pods are not meant for 4 to 5-star hotel environments anyway.

ELECTRICAL We make sure the correct electrical sockets are supplied and suitable for your country. There’s nothing worse than discovering your product does not comply or work.

[i] Podular are an Australian company, specializing in Micro Hotels and Modular construction, providing an inexpensive consultancy service including:

  1. Factory/showroom/hotel tours
  2. Quality Control
  3. A free assembly service (Just cover the engineers travel, food and accommodation)
  4. Cash-flows for hotels
  5. Architectural floor plans and renderings
  6. Construction management
  7. A vast network of potential investors for hotel developers

10 Profitable Airbnb Business Tips

With over one million listings in 190 countries, Airbnb has achieved unparalleled growth within its industry since its 2008 launch. While it’s had its share of controversy, Airbnb’s success is founded on the ability for essentially anyone to list an extra room on their website. Here are ten tips for running a successful Airbnb business using sleeping capsules.

1. Quality Photographs Make a Difference

The time that you invest in taking high-quality photographs is well worth it. Ten photos of your residence is optimal. Take photographs that capture the character of the place, the surrounding area, and any amenities. You should also consider hiring a professional photographer because the average quality of photographs has markedly increased on Airbnb’s website of late. Professional photos can help your listing stand out from the rest.

2. Time

Renting out a sleeping capsule on Airbnb requires a substantial time commitment if you want to be successful. Be prepared to devote some portion of each day to the task. One advantage that traditional hotels offer is time, because booking a hotel room only requires one single interaction. By contrast, getting a place on Airbnb requires multiple interactions with the host. So to reduce the amount of waiting time for guests, you need to pay constant attention to notifications and be ready to respond at any given moment.

3. First Impressions

As simple as it may seem, friendliness is a distinguishing factor for Airbnb hosts. Successful hosts are often those who are able to imagine themselves as a guest, and it’s a good idea to reply quickly and pleasantly to all guest queries, which creates a better rapport and connection. This will increase the chances of guests choosing you over someone else.

4. Individualized Experience

To stand apart on Airbnb, think about the type of experience you will be creating for prospective guests. With scores of listings on the website, hosts who highlight the features of their location, such as nearby activities and the types of experiences that the guest could have there, are likely to gain more attention than those who simply list the sleeping capsule details.

5. Price

One main reason why individuals rent an Airbnb sleeping capsule is that it’s more cost effective than staying at a hotel. Pricing the listing reasonably can also increase the likelihood of guests posting a good review, which in turn creates a multiplier effect that’s crucial to running a successful sleeping capsule.

6. Response Time

Responding quickly is essential for creating the best experience for your guests and can also reduce the chances of potential guests booking somewhere else. Creating prepared responses can help save time when responding to inquiries from prospective guests.

7. Installing a Lockbox

If guests are running late or have travel delays, one way to save time is to consider installing a smart lock or lock box. This way hosts won’t have to be hanging around late in the evening to give the guests their keys – guests can essentially check themselves into their Airbnb residence.

8. Legalities

The laws surrounding renting out a sleeping capsule on Airbnb vary from city to city. In New York, it’s illegal to rent a property for under 30 days under the Multiple Dwelling Law if the primary resident isn’t present. You need to be aware of the specific laws in your city.

9. Cleaning Service

Cleaning the sleeping capsule yourself, rather than paying for a cleaning service, is one way to cut costs.

10. Detail

Successful hosts are all about details. In addition to stocking the place with necessities, you should consider having board games, books, movies and entertainment options for your guests. Additionally, be sure the kitchen has condiments, coffee, and tea. Some hosts will even have a bottle of wine for guests when they first arrive, while others provide welcome gifts.

The Bottom Line

Airbnb has significantly altered the nature of the short-term property rental market. Running an Airbnb sleeping capsule can provide extra income on the side for hosts, and it could even generate five or six figures in annual revenue for those who have multiple listings. Although it’s not suited for everyone, Podular sleeping capsules offers a number of ways for homeowners or renters to benefit from its extensive platform.
